Our BOHS certifiedtrusted Asbestos Survey team conduct asbestos management surveys across a range of sectors throughout the UK and internationally.

There are three different types of asbestos survey which are detailed in the current Health & Safety Executive guide HSG 264 Asbestos: The Survey Guide –

Asbestos Management Survey

Previously known as a Type 2. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspect ACMs in the building.

A management survey is the standard survey required on any building constructed before 2000. Its purpose is to locate, as far as reasonably practicable, the presence and extent of any suspected ACMs in the building which could be damaged or disturbed during normal occupancy (including foreseeable maintenance), and to assess their condition.

Pre-Refurbishment Asbestos Survey

This has replaced the old Type 3 survey. Prior to refurbishment work being carried out, a refurishment and demolition survey must be completed.

These surveys locate and describe ACMs in areas where intrusive maintenance and repair or refurbishment is set to take place. The fully intrusive survey requires access to all areas, including those that may be difficult to reach.

Asbestos refurbishment surveys should generally only be completed in unoccupied areas to minimise risks to personnel.

Pre-Demolition Asbestos Survey

This has replaced the old Type 3 survey. Prior to demolition work being carried out, a refurishment and demolition survey must be completed.

These surveys locate and describe ACMs in areas where demolition work is set to take place. The fully intrusive survey requires access to all areas, including those that may be difficult to reach.

Asbestos demolition surveys should only be completed in unoccupied areas to minimise risks to personnel.

Re-Inspection Surveys

Over time, ACMs can degenerate or be accidentally damaged, causing the level of risk to change substantially. The law requires that their condition be inspected regularly and records updated accordingly. Our surveyors can re-inspect premises and provide these updates to ensure compliance information is maintained. This also gives you the advantage of cost certainty, protecting your investment in the initial survey.

We’re accredited to perform each of these asbestos surveys. Our asbestos survey teams are experienced in surveying a range of different types of premises including shops, warehouses, factories, offices, hospitals, schools and domestic residential properties.

What will the asbestos survey report tell me?

Your asbestos survey will identify any asbestos containing materials, document their location and condition, determine which will require removal or treatment prior to your planned refurbishment and modernisation works (survey dependant).

Should asbestos containing materials be identified in your asbestos survey report, our asbestos project management team can help you choose and plan your next course of action to achieve compliance.

 

Do you need an asbestos survey for your property?

We provide Accredited Asbestos Surveys for all types of properties across the UK.

Regulation 4 "Duty to Manage" requires the duty holder to find out whether your property contains asbestos, assess the risk, and develop a plan to manage that risk and act on it. Failure to comply could result in prosecution by the Health and Safety Executive (HSE).
